Terms and Conditions
Room rates
Prices advertised are per room per night, based on a maximum of two people sharing, and include full Dorset
breakfast, wifi and parking. We may be able to offer a reduced rate for Single occupancy for any of the double
rooms between Sunday and Thursdays. Please call direct for availability. On Friday and Saturday nights the single
occupancy rate is the same as double occupancy rate.
Payment and Cancellations
Your booking will be confirmed via email which also forms your contract with St Leonards Farmhouse. We do not ask
for a deposit as all bookings must be paid for in advance. We do not have facilities to pay by credit/debit card.
For bookings of up to 2 nights we operate a 48 hour cancellation policy. Your non refundable payment must be
made by BACS, or cheque 48 hours prior to arrival or in certain circumstances upon arrival.
For bookings of 2 nights or longer or during a specified peak time of the year, your non refundable payment must be
made by BACS Transfer (preferred) or by cheque payable to St Leonard’s Farmhouse no later than 5 days prior to
your arrival.
For bookings during the Great Dorset Steam Fair guests are required to pay 14 days in advance.
Cancellations received during the 5 days prior to your booking will not be entitled to a refund, and for this reason, we
advise our guests to take out appropriate travel insurance. No-shows or guests not staying the full duration of the
reservation will not receive a refund.
Check in and check out
Guests are welcome to check in between 16.00-21.00 Please let us know prior to your arrival if you need to check in
earlier or later and we will do our best to accommodate you. Check out is normally by 10.30 on the day of departure.
Children and pets
Children aged 12 and over are welcome. We regret that pets cannot be accommodated.
Dietary requirements
If you have any allergies or specific dietary requirements please let us know before you arrive.
Access Statement
This access statement does not contain personal opinions as to our suitability for those with access needs, but aims
to describe accurately the facilities and services that we offer all our guests/visitors.
Arrival
There are 5 Car parking spaces available on the drive at the front of the house. Vehicles should be reversed into the
parking spaces to allow for easy exit on to the main road. Vehicles are parked at the owner’s risk. We do not accept
any liability for any damage or accidents in the car park.
Guests are welcomed in the hall, which has a level access. Assistance with luggage is available on request.
Guests are escorted to their rooms and all facilities are explained to them.
Lost keys result in a £25 replacement fee, to replace the key and handmade key fob.
Bedrooms
Double rooms with en suite shower rooms (The Sett and The Den) are available on the first floor of the farmhouse.
The ground floor room (The Holt) is a twin-bedded room with bath and shower. The single room (The Drey) is on the
first floor of the farmhouse and has a private shower room.
To help protect the environment towels will be changed on the 3rd day for stays of 5 nights or more.
We ask that food and takeaways are not consumed in the bedrooms. All breakages and damages must be paid for.
Dining Room
The main dining room is situated on the ground floor of the farmhouse with level entry from the hall. All guests are
seated at one large table. Some dietary requirements can be catered for. Please discuss these when booking.
Cooked Breakfast is served but fruit juice, yoghurt, cereals and fruit are provided buffet style.
